Choose your Christmas tree.
Oakholm combines choose-and-cut trees with a height-priced precut selection. Its published choose-and-cut rate is $15 per foot. Precuts run from tabletop trees to a 10-foot option, with colour-coded size and premium groups; compare the exact selection and height beside the amount rather than treating every fir as the same offer.
The latest complete calendar and price list are from the previously published holiday season, followed by a notice that the farm will return for the next season. Check the renewed dates and remaining selection before travelling. Early soft-opening days were tree sales only, while Workshop Barn shopping and events had their own arrangements.

The Workshop Barn
Local crafts and artisan gifts are sold in the Workshop Barn, with treats and beverages available separately. Greenery includes log boxes at $40 and kissing balls at $50. The published wreath sizes are 12 inches for $25, 18 inches for $32, 24 inches for $60 and 36 inches for $85.
Santa visits and separate storytime
The latest complete holiday program requests donations for ordinary Santa visits, with proceeds benefiting Oakholm’s Animal Sanctuary. The published visits below are separate from the ticketed Storytime sessions. The farm has thanked visitors for that concluded season and says it will return; obtain the renewed calendar before making event plans.
| Visit | Published dates and time | Conditions |
|---|---|---|
| Santa in the Workshop | November 28–30; December 6 and 13, 10am–1pm | Donations requested for the Animal Sanctuary |
| Santa before Storytime | December 7, 14 and 20, 10am–noon | Storytime afterward requires a separate ticket |
| Storytime with Santa | December 7, 14 and 20, 12:15–1pm | Separate reservation; arrive at least 10 minutes early |
| Donuts with Santa at the brewery | December 21; confirm the actual time with the brewery | Source end time has an inconsistent am/pm label |
What the Storytime ticket includes
The posted Storytime package includes a hot chocolate, with cider offered for a dairy allergy, an individual cookie dunkaroo kit from Brooks Baked Goodies and time with Santa. A sibling under age 2 who is only accompanying the group and does not need the drink does not need a ticket. A tree purchase does not include Storytime.
Check in at the Workshop at least 10 minutes before the 12:15pm start to collect drinks; late arrivals cannot be accommodated. The session is outside, so dress for the weather, with the Workshop used if it rains. Adult drinks are available to purchase separately.
The posted cancellation policy gives a full refund through one week before the session and no refund for cancellation less than one week beforehand. Ask the farm for the renewed Storytime program, ticket price and available sessions before booking; the prior package remains a guide to the experience.
Horse-drawn wagon choices
The latest Christmas program lists approximately 15-minute rides on November 29–30 and December 13, 20 and 21, weather permitting. The printed start time has an inconsistent am/pm label, so confirm actual sessions before planning a ride. Adults are $15, children ages 3–11 are $10, and children age 2 and under are free.
For a private Christmas wagon, purchase all 10 seats in one slot, accounting for adults and children at their respective rates. Around 8–10 passengers fit comfortably depending on the group. Tickets are ordinarily nonrefundable; weather cancellation may lead to a replacement-day coupon or a refund excluding the ticket fee.
A separate general carriage offering is a 20-minute private ride arranged with Leah at horseandcarriageridescm@gmail.com or 774-200-5167. Ask for that package’s actual availability and terms rather than applying the Christmas ticket rate to it. The booking contact is for rides.
Pizza, drinks and the Workshop Barn
Pup’s Pizza sits between the Workshop and Oakholm Brewing Company. It offers hand-stretched artisan pizza on ale dough, brewery snacks, local beverages and ice cream, with weekly specials. Published kitchen hours are Thursday 4–8pm, Friday 3–8pm, Saturday noon–8pm and Sunday noon–6pm; food and drinks are separate purchases. Its contact is 413-404-3092.
The brewery has its own hours, music and event calendar. The farm also has separate berry-picking, disc-golf, event and lodging businesses with their own seasons and charges. Confirm those arrangements independently when adding another activity to tree shopping.
The Lake Road destination
Use 80 Lake Road, Brookfield. The matched general farm contact is 774-757-8773; oakholmfarm@gmail.com handles farm enquiries. The pizza and carriage contacts above serve those separate businesses, rather than replacing the tree-farm contact.
The announced holiday return
Oakholm’s events page announces another Christmas season with tree sales, Santa and Mrs. Claus, horse-drawn wagon rides, bonfires, craft beer, hot chocolate, s’mores, gifts, music and crafts. That announcement does not renew every date, ticket, tree price or inclusion in the earlier detailed program above; use the farm’s new event schedule before booking a particular activity.
Separate photography and creative rentals
Photography and video shoots can be arranged on the grounds or in the farmhouse, with published creative fees of $150 per hour. Include setup and breakdown in the time you reserve. Onsite props and animal models are possible add-ons by enquiry; they are not part of an ordinary tree purchase. Arrange the location, date and complete rental terms with the farm before bringing clients.
A separately reserved stay in the Big House
Oakholm’s Big House is a six-bedroom manor-house rental, separate from tree shopping and the daytime event spaces. The lodging page advertises room for 9–13 guests, elsewhere describing a 13-person stay, with three king beds, two queen beds, two twins and a sunroom daybed. Guests have sitting rooms, a library, dining room, prep kitchen, game room and a garden terrace, with sheets and towels supplied. Confirm the sleeping arrangement for the actual group.
The posted wedding-weekend house component is $6,000 for two nights, plus a $1,200 cleaning fee and the lodging page’s stated 6.25% Massachusetts tax. The full weekend wedding arrangement also adds the applicable Saturday ceremony-and-reception rental below; catering and bar service are separate. The page gives conflicting bathroom totals: one block lists four full and three half baths, while another lists four full and two half baths. Confirm the actual rooms and facilities rather than assuming either total.
Non-wedding, off-season stays have a separately linked booking provider and their own quote and availability. The wedding-weekend rate does not establish that price or a room available during Christmas shopping.
Separate retreats and event spaces
The retreat program combines possible manor-house lodging for up to 13 with indoor class or workshop space and access arrangements for hiking, the lake, disc golf and the brewery. Request a date-specific retreat plan and price; the public page does not establish which activities, meals or equipment are included. These are arranged programs, not an included extension of a Christmas-tree purchase.
The general venue capacities below describe different event layouts. The wedding guide separately limits its standard tent reception layout to 200 and its Workshop wedding layout to 50 with a dance floor. Its larger wedding rate heading says 51–200-plus, so any group above 200 needs an agreed layout and quote; the lawn’s general maximum is not a guaranteed wedding seating count.
| Space | General capacity | Published use or character |
|---|---|---|
| Lakeside lawn | 200–1,000 | Outdoor weddings, concerts, festivals and workshops |
| Event tent | 300 | General event layout; wedding guide describes reception seating for 200 |
| Estate house | 60 | Indoor gathering rooms; overnight sleeping capacity is separately limited |
| Brewery | 150 | Separate parties, corporate events and small weddings |
| Workshop | 80 | General intimate events; wedding/dance-floor layout limited to 50 |
Micro-wedding venue choices
The currently linked wedding guide separates 50 or fewer guests from the other guest band and prices reception-only and ceremony-plus-reception use by month and weekday. These are published venue-rental figures, not a catered total or a promise of a date. Confirm the guide edition, guest count, site layout, required deposits and final quote before reserving.
Add $1,000 to the applicable rental fee for Memorial Day, Fourth of July, Labor Day and Columbus Day holiday weekends. Catering, bar service and nonstandard rentals have their own charges. A two-night estate stay is additional rather than included in these day-event rates.
| Months | Day | Reception only | Ceremony + reception |
|---|---|---|---|
| May, June, September or October | Thursday | $11,325 | $13,695 |
| May, June, September or October | Friday | $12,325 | $14,695 |

Larger wedding venue choices

These are published venue-rental figures, not a catered total or a promise of a date. Confirm the guide edition, guest count, site layout, required deposits and final quote before reserving.

What the wedding day rental includes
The reception package describes day-of coordination and management, standard tables and padded chairs, white, ivory or black linens, a lighted tent, a staffed outdoor fireplace patio, water and electricity, a restroom trailer, parking attendants and a golf-cart shuttle as needed. A heated tent is included in May, June, September and October. Catering, table settings, extra lighting and specialty rentals are excluded; bar service is priced separately. These amenities belong to the booked event, not ordinary Christmas-field access.
Ceremony-and-reception use adds the ceremony grounds, benches and selected chairs, a one-hour rehearsal arranged around other bookings, and specified Big House rooms for the day, with the guide’s day-use house window stated as 8am–11pm. The getting-ready cottage closes at cocktail hour, with belongings removed beforehand. Engagement photographs are arranged for an agreed date; the package does not create unrestricted photography access.
The guide makes the grounds available for the day, but receptions last five hours regardless of the start time. The standard event may start no earlier than 1pm, ends by 10pm and requires guests and contractors to leave by 11pm. Paid extensions and quiet-audio limits appear elsewhere in the guide and differ from the vendor policy; obtain one written event timetable and overtime quote. Bar closing is not extended automatically with extra venue time.
Ceremony-only, Workshop and weekend alternatives
The ceremony-only option is weekdays and/or off season, subject to availability: $2,870 covers a two-hour ceremony rental, coordinator support, a separately arranged one-hour rehearsal, ceremony bench/chair setup and breakdown, and two hours in a bridal suite. It does not include a reception.
The Workshop’s small wedding package is a five-hour rental with a 50-person maximum including dance-floor space. It includes tables, chairs, linens, restrooms, rubbish removal, the outdoor patio, day-of coordination and stated accessible facilities. Catering is extra; the page allows own food and separately priced ceremony/house use. Drop-off catering requires one or two bussers, with the source quoting $20 per rented hour; confirm the required staffing and total. The Workshop page states a $500 full-bar minimum, while the general bar notes state $1,000, so the applicable package minimum needs confirmation.
The Weekend Estate arrangement runs Friday 2pm to Sunday 11am for two nights and three days. Its $6,000 house component plus $1,200 cleaning is added to the Saturday ceremony-and-reception rental, with the lodging page separately stating 6.25% tax. A $2,500 deposit is described as refundable unless the date is forfeited. Catering and bar service remain extra. The Workshop may be available for a four-hour rehearsal dinner at $600. The guide includes a light continental breakfast for weekend estate use; the day-wedding breakfast below is an extra.
| Arrangement | Published charge | Time / limit |
|---|---|---|
| Ceremony only | $2,870 | Two hours; weekdays/off season, subject to availability |
| Workshop wedding | $3,500 + $500 refundable deposit | Five-hour minimum; maximum 50 with dance floor |
| Workshop extra time | $250 per additional 30 minutes | Subject to availability; beyond the five-hour minimum |
| Weekend house component | $6,000 + $1,200 cleaning + stated lodging tax | Friday 2pm–Sunday 11am; Saturday ceremony/reception fee additional |
| Weekend estate deposit | $2,500 | Refundable unless the date is forfeited |
| Weekend rehearsal-dinner Workshop | $600 | Four hours; subject to availability |
Optional event enhancements
These additions are separately priced for an arranged event. The breakfast is for up to 15 getting-ready guests, 8–11am, on a ceremony-and-reception day rental; it is not an included tree-shopping meal. Confirm equipment, staff time, supplies and the chosen package with the venue.
| Addition | Published charge | Essential scope |
|---|---|---|
| Outdoor heater | $75 each | Separately requested equipment |
| S’mores wagon | $75 | S’mores ingredients are not included |
| Light continental breakfast | $300 | 15 guests, 8–11am; day wedding extra, weekend-estate breakfast separately included |
| Tractor, wagon and driver | $150 | Pre-ceremony shuttle rental; not a general visitor ride |
Separately priced wedding bar choices
The guide offers hosted open bar, cash or credit-card purchases, hosted first-hour service, a capped tab that changes to cash bar when reached, a wedding-party/VIP tab and dinner wine charged by bottles opened. The selected hosted rates below are per person. Add the stated 7% meals tax, 20% gratuity and 7% administration fee; the listed figures are not final totals and can change.
General open/cash bar notes state a $1,000 minimum, with one bar’s setup and bartenders included in the rental. A separate-event satellite bar has a $750 minimum and $150 setup charge; a second bar is recommended for 120 or more guests. The satellite hosted options are $18/$21 per person for one hour or $36/$42 for two hours, for Premium/Top Shelf respectively. Confirm those event-specific minimums against the Workshop’s separately printed $500 requirement.
The venue’s posted alcohol-service maximum is five hours, with bar closing 30 minutes before the event ends and no service after 10pm, even if venue time is extended. Outside alcohol, including favors or car coolers, is prohibited with a stated $500 fee; shots are not served. Staff may check identification and limit service.
| Hosted choice | One hour | Up to five hours |
|---|---|---|
| Premium | $18 per person | $41 per person |
| Top Shelf | $21 per person | $44 per person |
| Beer and wine | $15 per person | $35 per person |
| Guests under 21 | $3 per person per hour | Use the actual number of service hours |
Event drinks and station add-ons
The printed individual-drink examples are $2 for soft drinks, juices or bottled water, $5 for domestic beer, $7 for brewery beer, seltzer or house mixed drinks, $8 for call mixed drinks, $9 for wine or premium mixed drinks and $12 for top-shelf mixed drinks. Ask for the current bar list and quote rather than relying on a particular bottle brand being stocked.
Champagne toast is $4 per person in the venue’s plastic glasses; fruit adds $1 per person and premium champagne adds $5. Glass stemware is a separate rental, while approved personal glassware must be removed afterward. Signature drinks are quoted. Station prices below keep the guide’s own units: some orders yield 16 servings, while the coffee, cocoa and hydration rows explicitly charge per person.
| Station | Published charge | Unit / scope |
|---|---|---|
| Sangria | $130 | Order yielding 16 servings |
| Mimosa / Bloody Mary | $100 / $100 | Each order yields 16 servings |
| Mulled cider | $100 with rum / $75 without | Order yielding 16 servings |
| Hot chocolate bar | $4.50 per person | Marshmallow and whipped-cream additions described |
| Gourmet coffee bar | $8 per person | Alcoholic coffee additions; confirm selected service |
| Coffee and tea station | $3.50 per person | If not supplied by the caterer |
| Infused water | $2.50 per person | Selected infusion |
| Lemonade or iced tea | $3.75 per person | Per-person row, not a 16-serving flat price |
Event booking, caterers and insurance
A date is secured by signed contracts and the required venue/house deposits. Half payment is due six months before the event and the remaining balance one month before; linen and bar details may be finalized up to one week before. Confirm the actual deposits, availability and cancellation terms for the selected package. A returned security deposit is conditional on no damage or unpaid fees, with return stated at 30 days after the event; this is not a general cancellation-refund promise.
A caterer outside the preferred list adds a $300 charge to the renter. The vendor policy requires current insurance for all vendors, including friends or family providing services, on file 30 days before setup; the client is financially responsible for uninsured outside vendors. Caterers must also provide state/local licenses and a liability certificate at least 30 days before the event, naming Oakholm Farm as additional insured, with at least $500,000 bodily-injury/property coverage including premises, products and completed operations, and workers’ compensation when employing staff. Clarify how those vendor requirements apply to an own-food or drop-off Workshop arrangement.
The separate wedding-client liability/cancellation policy is recommended, not required: the guide suggests $1 million coverage with host-liquor liability and Oakholm Realty, LLC as additional insured if obtained. That optional client recommendation does not replace required vendor documentation. Caroline’s 774-230-8155 / Oakholmfarmcaroline@gmail.com is the wedding-coordination contact, separate from the general farm number. A first-responder or military discount is advertised for a bride or groom, one discount, with no amount published.
Private-event access, cleanup and overtime
Arrange deliveries and a written inventory with the coordinator; the vendor policy permits drop-offs no earlier than two days ahead. Standard vendor access begins at 8am after confirmation, with readiness and parking one hour before the event. Only one vendor vehicle may remain on the reception/vendor side; the Big House driveway permits two cars, with others dropping off and moving to the lot. Teardown needs coordinator approval. Required extra electrical circuits, connections and equipment must be agreed in advance; the vendor guide does not promise Wi-Fi.
Personal items and valuables leave at the event end. The wedding guide also mentions decoration collection by 9am the next day, rentals/overnight cars by 11am, and weekend checkout Sunday at 11am; the vendor policy has separate end-of-event, 12-hour holding and after-24-hour responsibility language. Obtain a written collection plan rather than assuming overnight custody. Vendors clean used areas, put event rubbish inside the onsite dumpsters that day and obtain clearance before leaving. Do not dispose of food, grease or coffee grounds on the ground or down sinks.
Decorations and attachments require approval. The wedding guide prohibits glitter, confetti, balloons, birdseed, scented candles, gum and artificial petals; table candles need containers at least 1½ inches taller than the candle. The vendor policy additionally prohibits duct tape, fireworks, artificial snow and fog machines. Vendor pets are prohibited apart from its guide-dog exception; that is not a public Christmas-visitor pet rule. The overtime figures below differ by document and package. Confirm the written charge and agreed closing time; purchasing extra venue time does not extend bar service.
| Source / package | Published amount | Stated limitation |
|---|---|---|
| Wedding guide | $750 per additional 30 minutes | Extended close no later than 11:30pm; other pages limit quiet audio to 11pm without an overnight stay, 11:30pm with one |
| Workshop wedding | $250 per additional 30 minutes | After five-hour minimum; subject to availability |
| Vendor policy | $1,000 per hour per event | Includes early load-in/setup; bar overtime separately quoted |
| Vendor-policy overlap option | $1,000 | Purchased option shifts its threshold to after 10pm Friday/Saturday or 7pm Sunday |
